What types of services does your Firm offer?

Our Firm offers a wide range of professional services pertaining to the Real Estate sector in Cyprus, including but not limited to:

(i) property valuations,
(ii) development appraisals,
(iii) real estate advisory services, and
(iv) market research.

For what purposes are property valuations carried out?

Property valuations in Cyprus are performed for numerous reasons, including but not limited to:

(i) obtaining a professional opinion on the market value of a particular property listed for sale,
(ii) compulsory when obtaining a bank loan mortgage. Banks require an independent, objective and accurate property valuation of the collateral (ie. mortgaged property) in order to determine the loan amount,
(iii) for financial statements reporting purposes (IFRS valuations),
(iv) for property insurance purposes.

Does your Firm perform valuations for properties in my area?

If your property is located in Cyprus, then the answer is yes. We perform valuations for properties located across the island; in Limassol, Nicosia, Paphos, Larnaka and Ammochostos districts.

Kindly note that we do NOT carry out valuations for properties located in the Turkish occupied areas of Cyprus.

How long does it take to receive the valuation report?

The time needed to complete a property valuation depends on the complexity of the property/(ies) under study and the availability of comparable data.

In most cases, five (5) to ten (10) business days are expected to suffice for the purposes of conducting a property valuation, including the onsite inspection, unless it entails enhanced complexity.

If this is indeed the case, the estimated timeline will be communicated to you once a good understanding is obtained, based on the information and clarifications to be provided to us.

What information is required to perform a property valuation?

In order to commence working on a property valuation, at the outset the following should be disclosed to us:

(1) Purpose and date of the property valuation, and

(2) Copy of recent Title Deed(s) in relation to the property/(ies) under study.

Note that upon receipt of the above, additional documents and/or clarifications will be requested, depending on the property/(ies) under study. Indicatively, such information could include:

(3) Confirmation regarding the “Tenure” of the property under study:
a) Freehold interest ,
b) Long-term leasehold interest . If yes:
i. Copy of existing lease agreement (Client acting as the Lessee),

(4) Confirmation regarding the “Occupancy Status” of the property under study:
a) Vacant,
b) Owner occupied,
c) Rented to third party. If yes:
i. Rental agreement(s) and addendum(s), if any (Client acting as the Lessor),
ii. Key terms of current rentals (ie. monthly rent, rent start and end dates, rent review periods, break and extension options, rent free periods and other key terms/incentives, if any).

(5) If the property under study has co-owners (ie. not WHOLE share):
a) Copy of Distribution/Division Agreement (if any),

(6) If there is a building in property under study:
a) Copies of Architectural Plans (ie. Plan, Section, Elevation drawings ),
b) List of Areas and Floor Area Measurement Plan ,
c) Copies of Building Permit, Planning Permit and/or other relevant permits,
d) Other Certifications relating to the building under study (eg. Energy Performance Certificate, Fire Certificate, Health and Safety Certificates etc),
e) Details of the contact person to arrange the onsite inspection,

(7) Technical, environmental or other surveys, in relation to the property under study (if any),

(8) Other information that the Client considers relevant and might be helpful to the valuation of the property under study (if any).

The information to be provided to us should be complete and accurate, with the responsibility for honest disclosure resting on the client/property owner.

What is the difference between a “valuation” and an “appraisal”?

Property Valuations are backward-looking, rely predominantly on the analysis of past transactions’ data for closely comparable properties thus they tend to generate objective results.

Development Appraisals are forward-looking, rely heavily on cash flows forecasts and are based on the specific risk and return characteristics of a particular investor thus they tend to generate subjective results.

Is your Firm regulated?

Yes, our Firm is regulated.

All property valuers in Cyprus, both individuals and companies, must be registered with the Scientific and Technical Chamber of Cyprus (ETEK), the government body responsible for registering, licensing, and monitoring the valuation profession in Cyprus.

Our Firm is a registered member of ETEK, holds a Professional Indemnity Insurance and adheres to its professional ethics and professional conduct regulations.

Once we agree on the way forward by way of signing the Terms of Engagement, we shall commence our work. Specifically at this stage, we will be gathering the necessary data, documents and clarifications, some of which require your input, inspecting the property and doing market research for the purposes of drafting our report.

Professional Report

Our report will be finalised and delivered to you, usually within five (5) to ten (10) business days from the date we receive the duly signed Terms of Engagement and the necessary information for the engagement. Once we obtain a sufficient understanding of the facts, if the engagement entails enhanced complexity affecting the estimated timeline, this will be discussed with you.
